Buying a home in South Florida: a step-by-step checklist
From pre-approval to keys, the steps that matter most when buying in Miami-Dade and Broward, including condo documents and insurance.

Buying in South Florida has a few local twists: condo building documents, insurance costs and flood zones. Here is the order we follow with every buyer.
1. Get pre-approved
A pre-approval tells you your real budget and makes your offer stronger. We can introduce you to licensed lenders; you compare their offers and choose.
2. Sign a buyer agreement
Before touring, we sign a short, plain-English buyer agreement so you know exactly what we do for you and how we are paid.
3. Search smarter
You get a private search link with homes from the MLS and instant alerts on new listings and price drops.
4. Check insurance and flood early
Ask for insurance quotes as soon as you are serious about a home. Roof age, windows, wind-mitigation features and flood zone can change your monthly cost a lot.
5. For condos, read the building documents
Ask for the structural integrity reserve study, the milestone inspection summary, the budget, recent board minutes and any assessment notices. Florida law gives condo buyers time to review association documents after signing.
6. Make a strong offer
We look at what similar homes actually sold for and write an offer that stands out on price, terms and timing.
7. Inspect, appraise, close
Schedule inspections right away, watch every contract deadline and do a final walk-through before closing. We track every date for you.
